About this role

Overview

Installs, maintains and repairs heating, ventilating, air conditioning, refrigeration systems, control systems and a variety of electrical and mechanical equipment in the Home Office and at other properties. The HVAC Technician will be skilled in cleaning, adjusting and repairing systems. Responsible for air quality systems from installation to end-of-life by performing maintenance, warranty and emergency repairs. Works with some supervision and is responsible for making an established range of decisions, escalating to manager when necessary and updating manager on a regular basis.

Responsibilities

What you will do:

  • Installs, maintains and repairs ventilation and air conditioning systems and equipment.
  • Diagnoses electrical and mechanical faults for HVAC systems.
  • Troubleshoots, installs and repairs DDC/Pneumatic Control Systems.
  • Repairs commercial appliances, including but not limited to refrigeration units, dishwashers, stoves, washing machines and dryers.
  • Works with members of the property management team to complete assigned work order and maintenance tasks.
  • Identifies maintenance risks on equipment.
  • Cleans, adjusts and repairs systems, and performs warranty services.
  • Performs emergency repairs promptly and efficiently.
  • Complies with service standards, work instructions and customers' requirements
  • Participates in continuing education programs, including manufacturers' seminars.
  • Observes and adheres to all safety regulations and practices, ensuring compliance with appliance standards and with Occupational Health and Safety Act.
  • Performs other duties as assigned.
  • Complies with all policies and standards.

Qualifications

  • High School Diploma Or GED. - Required
  • Demonstrated experience working independently. Experience must include identifying and resolving problems where independent decision-making and initiative were demonstrated. - Required
  • Demonstrated experience maintaining a calm and professional demeanor when handling stressful situations. - Required
  • Typically having some HVAC experience, and willingness to continue education in HVAC field. - Required
  • Demonstrated understanding of advanced principles of air conditioning, refrigeration and heating. - Preferred
  • Demonstrated working knowledge of boiler systems. - Preferred
  • Proven proficiency in balancing air and water treatment systems in line with HVAC protocols. - Preferred
  • Demonstrated ability to use trade tools and test equipment. - Required
  • Demonstrated skill in soldering tubing, general and control wiring, as well as the use of cutting and welding equipment. - Preferred
  • Proven proficiency in reading schematics/electrical diagrams, mechanical drawings and work plans. - Preferred
  • Proven familiarity with local building and electrical codes. - Preferred
  • Proven excellent written, verbal and interpersonal skills. - Preferred
  • Demonstrated ability to effectively interact and communicate with all levels of staff and management. - Preferred
  • Demonstrated ability to read and comprehend written and oral instructions. - Preferred
  • Working knowledge of basic computer with the ability to retrieve email, send email, access the company's intranet homepage and access the internet. - Preferred
  • Working knowledge of proprietary applications supporting mechanical systems and services (i.e., Archibus, Circon and Tracer). - Preferred
  • EPA Refrigerant CFC Certification within 1 Year - Required
  • HVAC Certification Or equivalent - Preferred
  • State boiler's license - Preferred

Work Setting/Position Demands:

  • Demonstrated ability to stand, walk, sit, stoop, reach, bend, kneel, crouch, crawl, push, balance, climb and lift on a regular basis. Lifting includes raising objects from a lower to higher position or to move objects horizontally from position-to-position. Frequently lifting objects up to 50 pounds unassisted and over 50 pounds assisted.
  • Requires the ability to verbally communicate and exchange accurate information to customers and associates on a regular basis.
  • Requires visual acuity to read and interpret a variety of correspondence, procedures, reports and forms via paper and electronic documents, visual inspection involving small defects; small parts, and/or operation of machinery (including inspection); using measurement devices continuously. Visual acuity is required to determine accuracy, neatness, and thoroughness of work assigned.
  • Requires the ability to prepare written correspondence, reports and forms using prescribed formats.
  • Requires the ability to apply principles of logical thinking to define problems, collect data, establish facts, and draw valid conclusions.
  • Must be able to work from 32-foot extension ladder, scaffolding, man-lift up to 120 feet and use in a safe and approved manner.
  • Must be able to safely use manual tools and power equipment common in the construction trades. Must be able to handle hazardous materials safely and tolerate exposure to electrical hazards as well as environmental hazards such as molds and various solvents.
  • This position works in both indoor and outdoor environmental conditions.
  • Extended hours required during peak workloads or special projects/events.
  • Valid Driver's License with a safe driving record
