Summary
NHE, Inc. is seeking an experienced Maintenance Supervisor to lead maintenance operations at a multifamily community. This role oversees repairs, unit turns, preventive maintenance, safety compliance, vendor coordination, and supervision of on-site staff. The ideal candidate is organized, safety-focused, and committed to excellent resident service.
Responsibilities
- Supervise, schedule, and perform daily maintenance operations
- Coordinate with Community Manager on inspections, move-ins/outs, and projects
- Ensure units are ready for occupancy, including all repairs and make-ready tasks
- Manage service requests, monitor completion quality, and minimize callbacks
- Hire, train, coach, and evaluate maintenance team members
- Conduct vacant unit inspections and confirm readiness for move-in
- Identify and address safety hazards; enforce PPE and safety standards
- Oversee preventive maintenance for property systems and equipment
- Manage inventory, order supplies within budget, and assist with budgeting
- Maintain clean work areas and respond to emergencies and weather conditions
- Coordinate vendors, warranties, and quality control
- Perform maintenance technician duties as needed
Qualifications
- 5+ years general maintenance experience; multifamily experience preferred
- Prior supervisory experience required
- Strong troubleshooting skills (HVAC, plumbing, electrical, appliances, etc.)
- Valid driver’s license or reliable transportation
- Basic English literacy and math skills
Skills & Abilities
- Proficiency with maintenance tools and equipment
- Strong organization, multitasking, and decision-making skills
- Excellent communication with residents, staff, and vendors
- Ability to work independently with professionalism and confidentiality
Certifications
- EPA Freon Recovery (Type I & II or Universal) required
- CAMT, HVAC, plumbing, or additional trade certifications preferred
- Required state/local permits (pool, electrical, HVAC, plumbing)
Physical Requirements
- Lift up to 50 lbs; climb ladders/stairs; work on rooftops
- Exposure to weather, chemicals, electrical systems, and tools
- Participate in on-call and after-hours schedules; follow safety protocols
