Commercial Leasing Executive / Senior Executive

Lendlease Singapore is currently searching for a Commercial Leasing Executive / Senior Executive (up to Assistant Manager level) to join our Leasing team.
 

Candidates must be registered with a licensed estate agency under the Council for Estate Agencies (CEA) and comply with all applicable CEA Practice Guidelines.

Responsibilities:

• Interfacing with third party agents and attending to call in enquiries
• Working with other stakeholders within Lendlease
• Building strong relationships with corporate and MNC clients, MNC and being
• aware of their expansion plans and brand portfolio in Singapore.
• Being aware of general commercial real estate market trends.
• Managing monthly leasing reports and tenants' performance reports.
• Working with Leasing Director to ensure that lease administration matters are in order.
• Sourcing, prospecting and securing new tenants for commercial office and retail spaces through direct outreach, networking and engagement with real estate agents.
• Preparing and presenting leasing proposals, letters of offer and tenancy agreements in compliance with CEA regulations and company guidelines.
• Negotiating lease terms, rental rates, fit-out contributions and incentive packages with prospective and existing tenants.
• Coordinating with legal, finance, property management and asset management teams to facilitate timely execution of lease documentation and tenant handover.
• Conducting regular market surveys and benchmarking to provide recommendations on rental positioning, lease strategy and void minimisation.
• Maintaining an up-to-date tenancy schedule, vacancy tracker and lease expiry pipeline to support proactive lease renewals and new lettings.
• Managing and resolving tenancy-related issues, including fit-out approvals, reinstatement requirements and lease breach matters in a timely manner.

Responsibilities:

• Valid CEA licence (Registration or Licence) is mandatory
• Minimum 2–3 years’ commercial leasing experience for Executive level; 4–6 years for Senior Executive level; and 6–8 years for Assistant Manager level. Experience in leasing of Grade A commercial office or mixed-use developments in Singapore is preferred.
• Good knowledge of commercial leasing practices, commercial leasing market and has proven track record on leasing new commercial developments in Singapore.

• Strong communication and interpersonal skills.
• Able to work independently to manage leasing budget and regular reports to the management Able to work in a fast-paced environment.
• Resourceful, hands-on and a good team player with a high level of initiative.
