Description of Work
The North Carolina Zoo is growing and seeking an energized and collaborative oriented Maintenance/Construction Project Manager. This position serves as the lead project manager responsible for the development and management of new construction, renovation and major repair projects for the North Carolina Zoo Planning & Construction section, under the supervision of the Planning & Construction Manager and the Director of Facilities Operations. This position manages the design and construction process for capital improvement and renovation projects of simple to large complexity, scope and size; and represents the interests of the North Carolina Zoo throughout the planning, design and construction process, with emphasis on customer service.Key Responsibilities:
• Coordinate internal engineering review of schematic designs and construction drawings provided by outside consultants for conformance with operational needs and local, state and federal codes and professional standards. Review and interpret plans for other Zoo departments.
• Represent the Zoo at construction progress meetings, conferences, inspections, and with the State Construction Office.
• Review construction quality to ensure adherence to plans, specifications, and sound construction practices and codes.
• Review contractor payment requests, approve/negotiate change orders during construction, and monitor project budgets.
• Maintain project records during construction and after completion, such as budgets, invoices, and submittals. Ensure SCO closeout process followed, and project documentation received, including owner training, O&M manuals, warranties, and record drawings.
• Conduct final inspections along with designers, recommends acceptance for occupancy.
• Conduct post-occupancy evaluation and resolves issues through warranty considerations.

Recruitment Range: $63,927 - $75,000

Candidates meet the minimum qualifications of this position if they meet the minimum education and experience listed on the vacancy announcement. Demonstrated knowledge of project management, engineering & design methodologies, construction methods, and/or construction management.
Demonstrated knowledge of NC General Statutes and NC Building Codes relating to engineering, planning, design, consulting, contract administration, construction, renovation, and/or major maintenance and repair.
Demonstrated knowledge to estimate costs, monitor & manage construction projects.
Engineering/architectural/landscape design, construction administration experience, capital project management experience.
Experience in sustainable building practices.
Position/Physical Requirements
Typical work schedule is 7am – 4pm, 5 days/week.
Hybrid work schedule; remote work may be approved for up to 1 day per week, or up to 4 days per month, depending on workload demands and ongoing projects within the park
Required to work 3 - 4 weekends per year as weekend and holiday Manager on Duty, or as needed.
Must have a valid driver’s license issued from within the United States or be able to obtain one within 90 days of employment.
Required to participate in an occupational health program due to contact with animal containment areas.
Must have the agility and physically ability with our without an accommodation to regularly and safely: lift up to 25 pounds frequently and up to 50 pounds occasionally; bend, stoop, and work in tight spaces; climb stairs and ladders; move over and about all types of equipment to inspect, analyze and perform repairs; stand for the majority of the day; endure extended outdoor field conditions at any time of the year; negotiate uneven outdoor terrain on foot; hear and respond to radio communication; and drive motor vehicles at day and at night.
Must be able to establish and maintain effective working relationships with employees, architects, engineers, contractors and State agency managers.
Must be able to plan and direct the work of architects, engineers, and construction personnel.
Must have excellent written and oral communication skills with the ability to modify delivery, language, or material to account for the characteristics and needs of the audience.
Must have excellent skills with computers including Microsoft Word, Excel, and Outlook.
This position is deemed eligible for hybrid telework under DNCR’s Telework Policy.

Minimum Education and Experience

Bachelor’s degree in Facilities or Construction Management or related Engineering field from an appropriately accredited institution
AND
two (2) years of related experience in construction project management,
OR
an equivalent combination of education and experience.
Necessary Special Qualification May require registration as a professional engineer by the North Carolina Board of Examiners for Engineers and Surveyors

Veteran’s and National Guard Preference
